THE Market Is the MARKET!
We here so many times each day that the market is bad, that sales and leases are slow, that the market is down, poor, sluggish, flat, and a dozen other terms that label the amount of business being transacted in our area!My intent is not to compound the befuddlement by making it more complicated than it is – but the market IS. That’s it, the market is what it is! NIETHER GOOD NOR BAD.Sales may be slow, but there are some incredible values out there right now for a qualified buyer!Buyers may be hesitant to act because they feel the insecurity and uncertainty of the times, taxes and temptations of greater deals to come. They are easily confused by too many irrelevant statistics!Either way, the market is still the market. It is the environment in which we transact business. Whether it be the boiling caldron of activity that creates waiting lines for closings, or the barely simmering sale a quarter statistics of the doldrums – the MARKET is still just that; the marketplace in which we transact the real estate business!In a recent conversation I was reminded that I did not buy a great One Bedroom Condo Conversion back in the early 1990’s because of uncertainty – and the feeling that 58k was a bit steep for the 1,000 square foot Art Deco Charmer. What pristine clarity we develop through hindsight.The point is that today we have RE1, single family residences at prices that are far below what was listed six months ago. ONE such jewel in my area is a sweet 3 bedroom 3 bath corner lot home with guest house and workshop that was once 1.4million that could easily go for 800K! This fantastic value is not a product of the market, but the times! Amazingly it is not the only great buyers value here on South Beach and in Middle Beach! My simple evaluation is this: How can we have a bad market when there are super values to be had?The answer is that it’s not the market – it’s our thinking that gets all twisted up. The same principles apply, value, cost, quality, timing, and all the standard applications to what you need and where you want to live. The common sense strategies of buying a house or condo haven’t changed, only our perceptions have transmuted themselves into ideas of good and bad and changed into a thing we like to refer to as “the market”! We are wrong to think of the real estate market as either good or bad. Some like to call it a buyer’s or seller’s market.
